There is no housing stock in East London easier to render well than Elm Park's, because it is all the same house. Costain laid the estate out in the mid-1930s around the new station, and the semis went up to a handful of repeating types — the same solid nine-inch brickwork, the same shallow bays, the same pebbledash to the upper half and brick below. Ninety years on they all fail in the same places: hairline cracking above the bay, blown and hollow patches under the sills where water has sat, and a hard grey dash that has gone porous and green on whichever elevation catches the weather. Because the type repeats, the fix repeats. We take the old dash back to sound brick, make good the openings, run beads to the bay and the verge, mesh the movement points and finish in a silicone render that flexes with the wall rather than fighting it — usually in an off-white or light grey that suits the estate rather than shouting against it. Frequently asked questions

How long does a house take?

A typical three-bed semi is about a week on site once the scaffold is up — two to three days to strip and prepare, then rendering and finishing. Repairs and single elevations are usually two to three days.

Will it crack?

Not if the preparation is right. Most cracking comes from rendering onto an unsound substrate, skipping beads at the openings, or using a hard sand-and-cement mix on a wall that moves. We prepare back to something solid, bead and mesh the movement points, and use a flexible silicone render.

Do you take the old pebbledash off?

Yes — and on most 1930s houses that is the right call. Rendering straight over failing dash traps the problem underneath. Removal, disposal and making good are all included in the quoted price.

What colours can I have?

Silicone render is through-coloured, so the colour runs all the way through and never needs painting. Off-whites, creams and light greys are the usual choices round here; we will bring samples to hold against the brickwork.

Is the work guaranteed?

Yes — guaranteed in writing, and we are fully public-liability insured. Scaffold is priced in from the start, so there is no surprise bill halfway through.
